Pre-Qualified, Pre-Approved or Approved?

Many people mistake being pre-qualified, pre-approved and approved for a loan. It is important to know the differences and the effect it can have on your transaction.

  • Pre-Qualification – This usually takes place first of all and this is a basic review of your financial information to determine how large of a loan you are able to qualify for. Pre-qualifications are non-binding which means there is no guarantee that you will get approved for this amount.
  • Pre-Approval – This is similar to the pre-qualification described above but this is a more in depth look at your financial situation and will usually include completing a formal Loan application. This also tends to take place before you have selected a home and is also non-binding.
  • Approval – This takes place once you have chosen a home. This is the final approval completed by the lender. When this takes place the lender will usually require that an evaluation of the property is completed, this is known as a Home Appraisal.

This can be a very difficult choice for people to make depending on their individual situations. It is important to know your options and understand the differences between the two and what effects they will have on your future. FSBO – For Sale By Owner

Interested in selling your property yourself? Although here at Great American Title we suggest using a REALTOR ® for your transactions, we do have the ability to facilitate FSBO transactions. We supply various marketing solutions that are available for your use in this process; they can be located on our Agent Center page. These include Listing Kits and Guest Registry for when you host an open house along with flyers and postcards if you would like to market your property. We also have a system called myhomematching.com that is a website where you can post your property for sale for free.
